
Full Pre-Sale Home Inspections
We cover all visible systems - Exterior (focusing on water/moisture issues), Roofing, Siding/Trim, Windows and Doors, Interior Structure and wood destroying insect inspection (basement, crawlspaces, and attic), Heating System(s), Plumbing, Electrical (heavy focus especially on older homes), child safety concerns, and all interior rooms. If there are handicapped members of the family, I have studied Universal Design (handicapped accessibility) and will include that in any inspection. Energy Conservation issues (not a full energy audit) are a major part of the inspection and are always included.

HUD, FHA & 203K Rehabilitation
Each of these are special loans through the Federal Housing Authority (FHA) and HUD (Housing and Urban Development) that require a slightly different inspection than the standard home inspection.
The 203k program allows the home buyer to add construction costs into the mortgage loan. We provide loan work write ups and consultation services.
I am certified with the FHA and HUD as a home inspector and full consultant. If you are applying for an FHA loan it is important to hire an inspector that is on the FHA list.
